It is first listed in the Sands & McDougall directory in 1914, when it was occupied by Mrs Ann Keagle..Description:The house at 25 Epsom Road is a small, single-storey, block-fronted Edwardian cottage with a Marseilles pattern terracotta tiled gabled roof. A small projecting gabled section has carved timber bargeboards and weatherboard infill to the gable end. Windows are narrow, timber-framed double-hung sashes. A small verandah with a terracotta tiled roof extends across the facade, and the entrance door is located within a recessed porch to one side. The chimney is rendered and has a moulded capping. The low timber fence is not original..Significance:The house at 25 Epsom Road, Kensington, is of local historical and aesthetic interest. It is a reasonably intact example of the type of small Edwardian houses which were built in great numbers in this part of Kensington in the 1910s. It represents the major, formative phase of development of Kensington west of Epsom Road.
