General notes:
GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEGrading as a t 1991 : BPeriod : Mid Victorian (1876)Grantee : H G Breakey 1864Historically, Grantee, H.G. Breakey and Elizabeth Breakey developed this corner lot, building what was variously described as a five or four room stone or brick house, alongside a three-house row in Chapman Street (4-8). Elizabeth Breakey occupied it until c1880 when she leased it to letter carrier, cum sorter, Adolphus W. Ford for some 15 years, presumably under another married name, that of Mrs. Campbell.Description- Like the contemporary 4-8 Chapman Street, this corner house is of stuccoed brick, with a concave roof verandah and a timber slatted balustrade/fence at the boundary. The slated hip-roof turns the corner into Chapman Street, terminating on a raised parapet and the connected row proceeds at a lower level in Chapman Street. Timber brackets at the verandah, denote the age of the building. Note: the traditional placement of the street sign.Integrity - Generally original, with minor details missing or damaged.Streetscape - The most prominent house and pivotal element of the Errol Street north residential precinct.Significance- Architecturally, a near complete corner row house with valuable and distinctive elements such as the rare timber balustrade and brackets, the rare concave corner verandah and on-street siting, also the major element in a cohesive residential streetscape: of high regional significance. Historically, little is known of Breakey, but this corner represents the typical localised development of North Melbourne capitalists: of local interest.Recommendations –Investigate replacement/original state of verandah details, brackets and balusters.(refer to 4-8 Chapman);repaint in typical or original colours;and retain street name sign placement.References:(RB= Rate book; D= Melbourne or Victoria Directory)1 RB 1875-6, 2589 (listed in Chapman Street); RB 1876--, 16762 RB 1880, 1651; RB 1885-6, 1669; RB 1890-1, 1678___________________________RESEARCH ADDED BY GRAEME BUTLER 2025:__________________________________________________GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEBUILDING IDENTIFICATION FORM 1991___________________________NEWSPAPERS (TROVE)1868BIRTH.BREAKEY.— On the 8th inst.. at Errol and Chapnan streets, Hotham, the wife of H.
