Derived from GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEGrading as at 1985 : BPeriod : Early Victorian 1871-1872Crown Grantee : J Davies 1858History- This building was formerly the Melbourne Cup Hotel, built in 1871-2 for John Strachan; the first licence going to William Egan in 1871 (see below). Soon after 1875, the hotel was acquired by John Prendergast who owned it for the following fifteen years at least. Some of the licensees were Ann Murphy, Mary Campbell, Catherine Donohue, Cornelius Egan and Susie B. Fox.Description- A two-storeyed, parapetted stuccoed brick former hotel with a gabled, central entablature, flat bracketted pediments over arched upper windows and segment arched openings on the lower level. Quoining at the upper level continues from the smooth rustication at the lower. The detailing is precisely executed and well designed. Coupled upper windows are centred, reinforcing the effect of the entablature above to prevent dissipation of the building's axis by the necessarily varied disposition of openings on the ground level. A panelled plinth and fluted string-mould at the storey line provides a visually satisfactory base for the shallow pilasters which frame these openings.Significance- Architecturally, an elegantly detailed near original building of a relatively early date and facing the boulevard of Flemington Road: of high regional importance. The estate, which had been sequestrated, was that which Mrs. Egan possessed before her marriage with Egan. Mr. Williams appeared for the trustee, and Mr. Prendergast for the insolvent.' Mrs. Egan, examined, said that her first husband was Patrick Hannegan, and they lived at the Horse Market Hotel, on the Flemington road. When Hannegan died, be left her £200, with which she bought some land on Flemington-road, and built the Melbourne Cup Hotel. The stock and fittings of the Horse Market Hotel at the death of Hannegan might have been worth £150. She had been married to her present husband about a year and a half. She mortgaged the Melbourne Cup Hotel to James Oliver for £700, and there was a second mortgage on it. Her husband's uncle, Cornelius Egan, took the Melbourne Cup Hotel from her, and gave her £9 for the stock when he went in. She gave Cornelius Egan a bill of sale over the furniture of the Melbourne Cup Hotel about the time she became unable to pay her debts.John Egan, the husband of the insolvent, examined, said, that in consequence of his being a pointsman on the Victorian Railways, he was not allowed to keep a licensed house. He had not had anything whatever to do with the Melbourne Cup Hotel. His wages were £10 per month.
