RESEARCH ADDED BY GRAEME BUTLER 2022:__________________________________________________DATE: 1871-? 1895-99?;ASSOCIATIONS: Eade, Joel;DESIGNER: O'Brien, John ?;BUILDER: O'Brien, John.GRAEME BUTLER 1989, LITTLE BOURKE STREET PRECINCT CONSERVATION STUDYStatement of SignificanceShops and Residences193-195 Lonsdale StreetHistoryBuilt: c1871-, c1895-99 renovation?Joel Eade became the owner of this block. with others adjoining in 1863, for a modest £95.1 Over the next seven years he leased out parts of his holding including 193-195, which went to Martin Farkas in 1868 for five years. 2However, before the end of this leasehold, in 1871, Eade commissioned Melbourne builder, John O'Brien to build a 'house' at 114 Lonsdale Street.) Despite his intentions rate books list a three-room brick shop there in 1872, occupied by J Bailey and later Henry Abrahams. 4 The description changes from workshops on land 29 x 80 feet to a 'stone building and workshop' on land 15 x 80 feet, 1873-4, along with the rate valuation change of £40 to ₤50.5 From 1876, they are described as brick shops with three rooms. 6The 1887 Mahlstedt's plan shows two one-storey shops here, contrasting to the c1906 Mahlstedt’s. which shows a two-storey row consisting of 193, 195 and 197. Similarly the 1895 rate description is four rooms each, reaching six/eight rooms (ie. another storey) before 1900, all under Joel Eade's ownership. 7During that period, Frederick Morrish, French polisher, occupied 193 and James Marriot (art metal worker'?) and Henry Leber, 195. 8 Undertakers, Jones Brothers, were the next major tenants, from c1900 9 followed by Rayboulds Pty. Ltd., also undertakers. 10 Proximity to the Melbourne Hospital was an obvious influence over tenancy. During the 1940s.. John Fatouris ran a cafe in 195 and before him, John Kokolakis, was there. 11Later owners included Mary Alston and later, her estate.
