General notes:
Grading as at 1999 - DPeriod - Mid VictorianIn 1890, Henry Balston owned two adjacent allotments of vacant land in Kipling Street, each 33' by 80' in size, and valued at 16 pounds. The rate book for 1891/92 records that Balston had erected a pair of three room timber cottages, numbered as No. 3 and 5 Kepling (sic) Street. The first occupant of No. 3 was Alfred Duncombe, a cleaner. He was succeeded by Henry Brownson, a carter, who purchased the house for his own residence in 1893. The original owner, Henry Balston, bought the adjacent vacant lot and erected a timber house at 1 Kipling Street. In 1895, all three houses were acquired by estate agents Hellicar & Connell, who continued to rent them out for several years. It is a single storey, nineteenth century weatherboard house with a corrugated galvanised steel hipped roof. A verandah extends across the façade and has a corrugated galvanised steel roof and a cast iron frieze supported on timber posts, the verandah has been extended to accommodate an addition to the side of the house. The façade has a door opening to the side and two timber framed double hung sash windows. The chimney is painted brick with corbelled capping. The picket fence and verandah date from the early 1980's.It is of local historical and aesthetic interest. It is a typical example of a late Victorian timber cottage which makes an important contribution to the streetscape.
