GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEGrading as at 1985: CPeriod : Mid Victorian (1879)Grantee : C S Ward 1865History- Carpenter, John Nichol, acquired houses 72-4 Molesworth Street from William Butters in c1876-7, and by 1879 had built what was described as alternately a four or three-roomed wooden dwelling behind them. Nichol occupied this house until at least c1905. [Wise's Post Office Directory 1905]Description- A transverse double gabled, double-fronted timber cottage with a convex profile, iron roofed verandah. M.M.B.W. Detail Plan 754, from c1896, shows a central porch in place of this verandah and its carved brackets appear from c1905-10. The original timber verandah floor and original ogee-profile spouting survive.Integrity - Generally original given the verandah was added sympathetically, early this century.Streetscape - Like 68 Molesworth Street, this house is isolated by its 'axe handle' site, but shares the timber construction and qab1ed roof profile of 68, 72-40 and 64-6 Molesworth Street.Significance- Architecturally, a relatively early and original example of a common cottage form, on an unusual axe-handle site, which exemplifies the area's former predominance of timber dwellings and relates to a sub-precinct of similarly gabled timber houses of the 1870s: or regional importance.Recommendations –References:(RB= Rate book; D= Melbourne or Victoria Directory; WD= Victoria Post office Directory)1 RB 1879, 24562: WD 1905; RB 1895-6, 2552___________________________This house has since been demolished
