General notes:
The house at 12 Purcell Street first appears in the rate book for 1872, described as a six-room brick dwelling with a Net Annual Value of £25. It was owned and occupied by Jonas Cone, a carpenter, who remained living there until the mid-1880s. Cone then rented the house to John Previtt, a foreman, who lived there for several years and was succeeded as tenant by Mrs Mary Boyle in the mid-1890s. After Jonas Cone died in 1898, the house passed into the ownership of Walter Cone, probably his son, with Mrs Boyle remaining as a tenantThe building at 12 Purcell Street is a double-storey Victorian rendered brick house with a hipped corrugated galvanised steel roof. The façade has an austere character owing to the lack of decoration. Windows are timber-framed double-hung sashes with segmented arched heads, and the door has a narrow fanlight over.It is of local historical interest. It is a typical example of the type of simple housing that was erected in Melbourne's inner suburbs, built to the property line. Together with No. 10 it is demonstrative of the type of dwellings which once existed side by side in the residential streets.
