Grading as at 1985 : CPeriod : Early Victorian (1866)Grantee : J Cayzer 1865___________________________GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNE.Grading as at 1985 : CPeriod : Early Victorian (1866)Grantee : J Cayzer 1865.History- John Cayzer, the draper, had a very long association with this building. He owned the land on which the house was built for some years prior to its construction in 1866 and he continued ownership and occupation until close to the turn of the century. Significant additions were made in 1870.Description- A double-fronted, polychrome brick villa with a simple hip roof and a concave roof verandah supported on timber posts, with cast-iron friezes which appear to be later than both stages of building. A steeper hip-roof bay at the rear may be the initial 1866 section.Garden hedges are sympathetic to the period as is the square-top picket fence at the frontage which may be from c1910 or the original fence cut down.Integrity - The roof has been tiled; the cast-iron may have been added and the front fence replaced in a sympathetic form.Streetscape - An early and contributing part of the Chapman Street precinct.Significance- Architecturally, an early use of polychrome brick and one of the earliest group of houses on the North Melbourne hill, as evoked by its hipped roof and concave verandah roof; an importance which is compromised by alterations - of high local importance.
