General notes:
Grading as at 1991 : CPeriod : Mid Victorian (1891)H Breakey 1864___________________________GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEGrading as at 1991 : CPeriod : Late Victorian (1891)Grantee H Breakey 1864.History- Mrs Campbell was the owner of these two houses from their construction in 1891, until at least 1896. They were leased to various tradesmen such as Alex Montgomery, a baker; Henry Walker, an ironmonger; and Archibald Hume, a cabinet maker. Mrs. Campbell also acquired 4-8 Chapman Street in 1890.Description- Single-storey, single-fronted parapeted and stuccoed brick row houses with iron decorated verandahs and iron fences. Rich stucco ornament includes arched entablatures, with shells and acroteria, balustrading in the parapet, panels of vermiculation and masks, scrolls and rosettes. Convex roofed verandahs possess typical late 18th century iron patterns: the design is typical of earlier designs.Integrity - Generally original except painting of side-walls and basalt plinths.Streetscape - Joins with similarly elevated row houses in both Chapman and Errol Streets: the commencement of a cohesive residential streetscape.Significance-Architecturally, a richly and competently decorated pair, of a common 19th century type which is near original and contributes to a streetscape: of regional importance. Historically, of local interest as another investment property which houses typical North Melbourne skilled labourers and was the first in a chain of properties owned by the developer in this area..Recommendations - Remove paint from stonework, repaint as original or typical..References:(RB= Rate book; D= Melbourne or Victoria Directory)1.
