Grading as at 1991 : DPeriod : Early Victorian (1873)Grantee : G Holmes 1858___________________________GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEHistory-1873 is the date when the construction of these row houses was completed for Thomas Avis, he continued to own them for more than 20 years and lived in 88 Chapman Street around 1880. Over those 20 years, the tenants were transitory and many of them were associated with the building and carpentry trades, e.g. William Bland (1873), Samuel Watson (1873), Andrew Rutherford (1872), Andrew Howard (1872), Henry Hind (1875), J. Nicholas (1875), John McPherson (1880), Henry Dear (1880) and Frank Freeman (1885), were all carpenters. Besides them, there were William Bygate, a woodcarver; Henry Wright, a chair maker; Thomas Grove, a bricklayer; and Richard Harding, a builder. The name, Rara Avis Terrace, is a play on Thomas Avis' name and is Latin for Rare Bird.According to Dr Blanchard, the name comes from the Latin Poet, Horace but other sources suggest Juvenal.Description - A one and two-storey row of single-fronted cottages; the former (96-98) with parapets and of stuccoed brick, whilst the latter (88-94) was ofpolychrome brick, and possesses a transverse-gabled corrugated iron roof; cast-iron balustrade panels and pickets survive on 96-8.Integrity - The verandah and its roof line have been altered on 88-94, the fences replaced, a chimney removed and the bricks painted/stuccoed on 88-92; cast-iron balustrading and friezes are gone from 96 and partly missing from 98; the picket fence has been damaged on 98.Streetscape - Contributes in form and period detail to the precinct.Significance - Architecturally, (88-94) possesses no significance and little integrity, but contributes by general form, to the streetscape - (95-8)possesses limited integrity, but is an early example of its form and contributes in form and detail to the streetscape: of local interest.Historically, of local interest due to its proximity to Thomas Avis' Bedford Villa (qv) and Avis Lane.Recommendations - Restore cast-iron to 96-8 and repaint in typical or original colours;consider restoration of 88-94 in respect to wall finish, verandah roof and decoration, front fence and trim colours..References:(RB= Rate book; D= Melbourne or Victoria Directory)1.
