GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEGrading as at 1991 : CPeriod : Mid Victorian (1885)Grantee : C Hill 1864History- Charles Hill, who was a stonemason and municipal building surveyor, and lived nearby in Lammermoor, 250 Errol Street (qv), owned these two houses from their construction in 1885 for at least the next ten years. His first tenant in 248 was James Haddow, the son of Andrew Haddow, the ironmonger (Refer to 514 Queensberry Street). Other tenants were a merchant Thomas Boulton and two clerks, Henry Williams and Alfred Picking. Hill may have designed these houses.Description- A single-storey, single-fronted pair of brick with a parapeted roof line, verandah and iron picket fence. The entablatures are arched with acroteria and balustrading is placed on either side, above a bracketed cornice. The windows are bayed and the overall design is similar to 234-6 Errol Street of six years earlier.Integrity - Like 234-6, the bricks are painted and the iron missing.Streetscape - Contributive to a cohesive residential precinct.Significance- Architecturally, an incomplete example of a common row house form which contributes to a streetscape: of local importance.Historically, associated with the many developments of building surveyor, Hill, particularly near his home: thus identifying with a prominent local figure and a typical development pattern in the area. Tenants were of an elevated strata; being shopkeepers and trades people: of local importance.Recommendations –-remove paintwork from brickwork by approved method;-replace iron as evidence suggests, or as typical;-repaint trim as typical or original.References:(RB= Rate book; D= Melbourne or Victoria Directory)1.
