RESEARCH ADDED BY GRAEME BUTLER 2021:DATE: 1891;ASSOCIATIONS: Charles Beecham & Co.;DESIGNER: Charles Beecham?;BUILDER: Beecham, Charles.GRAEME BUTLER 1989, LITTLE BOURKE STREET PRECINCT CONSERVATION STUDYStatement of SignificanceHistoryCharles Beecham & Co., shopfitters and formerly of Little Bourke Street, owned and occupied this warehouse from its construction in 1891 until early this Century, when Beecham's executors leased it to another. more notable shopfitter firm, Duff Brothers. 6 It was built on the site of a one-level store used by Alcock & Co. from its construction in 1885. 7Chinese ownership (Chin Kaw, Kaw Fon Loo Ah) soon generated Chinese tenants, including Oh Chung Tai & Company, merchants (14) and the Shanghai Society (16) ; the latter eventually occupying the whole building by the 1940s.DescriptionA three-storey warehouse with red brick work (damaged by sand blasting on the upper levels), bluestone sills and a distinctive cornice at the parapet. Most window reveals are in bull-nosed brickwork and most openings are segment- arched. Ground level openings survive in part, indicating former doorways by the sympathetic replacement of the bluestone plinths.External integrityThe whole ground level has been rendered with trowelled on exposed aggregate finish, upper-level bricks have been sandblasted, ground level windows replaced with steel frames, sills plastered over, ground level quarry faced stone plinths replaced with dressed stone (in part).StreetscapeRelates to 11 Heffernan Lane opposite, as an (altered) typical 19th century warehouse elevation and the later substation buildings to the north in scale only.SignificanceA typical austere warehouse design (now infernally altered) which is associated with the Chinese occupation of this part of Melbourne, particularly the Shanghai Society, also, the cabinet-making or shop fitting industries which dominated the precinct.Contributes to precinct..LEWIS, M- AUSTRALIAN ARCHITECTURE INDEX:Record 73214; Beecham, Charles Melbourne VIC Warehouses Beecham, Charles - 304 Post Office Place 1891 08 28 5163-MCC registration no 5163 [Burchett Index].
