BOURKE HILL PRECINCT HERITAGE REVIEWHISTORYThe building currently on site was likely constructed in 1914. The Sands & McDougall Directory of 1915 indicates a 'factory being built' at 22 Punch Lane. The 1923 Mahlstedt Map indicates that there is a two storey building on the site, which remains the same in the 1948 Map. Evidently, a third storey was added to the building. The building was used as a cabinetmakers factory until the 1920's. It underwent renovation in 1985.FEATURESThree level building with a stripped back, symmetrical facade. Unusual pointed windows and doors with heavy rendered sill and stringcourse. Doors are pointed, with square quoins. Upper level windows are oddly proportioned squares, with same sill/stringcourse detail as the lower levels.ANALYSISThe building is not worthy of inclusion in the precinct. Whilst it is an early, and unusual, example within PunchLane that has links to the early cabinetmaking industry, there is nothing in the built form that reflects thisassociation. It is not of sufficient architectural merit or general interest to warrant inclusion. Furthermore, thestreetscape of Punch Lane has been heavily altered and contains no visual links to the history of the site. Themost notable characteristic of Punch Lane is linked to the rear/side views of buildings such as the Angliss & Co.Stables, and other buildings fronting Lonsdale Street.RECOMMENDATIONSBuilding is not worthy of inclusion in the precinct.__________________________________________________CONTEXT (WITH GJM HERITAGE) 2020, HODDLE GRID HERITAGE REVIEW22 Punch Lane / 107766 Identified in a previous heritage review (Central Activities District Conservation Study, 1985, Central City Heritage Review, 1993)Date of construction: c1900Explanation for exclusion:Substantially alteredLow architectural qualityLow integrityUpstairs balcony may have been open at some stage__________________________________________________NEWSPAPERS (TROVE)1915https://trove.nla.gov.au/newspaper/article/1547178DIVORCE COURT. Mario Lucattini, now 69 and in poor health, is just one of the myriad alumni of Florentino restaurant in its long history. Indeed, many former Florentino staff constituted Lucattini's Wednesday Wine Table that served more than 4000 covers (diners) during Mario's reign, including the '80s Lucattini signature-dish fettuccine Virginia, named after an enthusiastic regular customer who loved mushrooms. Another ex-Florentino waiter, Luciano Trotta, who used to have the Michellini restaurant in South Melbourne, has bought the establishment. Trotta has returned to Australia after working at an Umbrian vineyard restaurant, Tre Vaselle, for several years. He plans to renovate, introduce modern Italian ideas but keep the Lucattini name. Chef (and son) Roger Lucattini is considering a number of job offers, including a position in Shanghai.'__________________________________________________CULTURE-VICTORIAFormer Sue Gay furniture factory in 2005https://cv.vic.gov.au/stories/built-environment/the-architecture-of-arthur-purnell/former-sue-gay-furniture-factory-in-2005/Purnell designed a plain two-storey brick factory at 22 Punch Lane, Melbourne, for local Chinese cabinetmaker Sue Gay.
