Up until the 1870s and 1880s,Melbourne was the centre of the colonial re-export trade. Overseas cargoes were received, re-packed anddistributed to the southern colonies and New Zealand. This trade created a demand for functionalwarehouses offering large areas of space close to the ground without any need for external display. Thisgeneration of buildings were plain brick or stone, up to three storeys in height, and limited to one commercialoccupant.The international exhibition of 1880-81 helped change this. International agents were introduced into thecommercial economy, together with a system of indented goods sent direct from manufacturer to retailer. Asthis system took hold and the southern face of the city became more accessible to rail and road (with thedevelopment of Flinders and Spencer Street stations, and the construction of the new Princes Bridge), itbecame uneconomic to maintain large areas of warehouse space in Flinders Lane. The new wholesaler wasable to store his goods elsewhere, requiring only a rented office and sample room in the city proper. However,clothing manufacturers and designers did find the larger floor areas to their liking and a number of ‘Rag Trade’activities were established in the area.An intense period of building between 1900 and 1930 resulted in taller buildings incorporating large showcasewindows to both ground and basement floors, characteristically separated by a floor line approximately 1metre from the ground. The new buildings of the 1970s and 1980s were even taller, more architecturallypretentious, and presented a display to the street. The ground floor was occupied as a storeroom by the Hobsons Bay Soap and Candle Company and the Flemington Meat-preserving Company; the second by different people; and the top by Messrs. Y. P. Kneisel & Co., hat manufacturers, and Messrs. Stephens and Cope, picture dealers. ..The top floor was burnt out, and goods on the other portions of the building were damaged by fire and water. The damage Is estimated at about £3,000. LARGE FIRE IN FLINDERS-LANE. DAMAGE ESTIMATED AT £3,000.A fire occurred early yesterday morning in a large building situated in Mill-place, a narrow lane running off Little Flinders- street. The building was owned by Messrs. Walker and Nation, who occupy the first floor as a store in connection with the Hobson's Bay Soap and Candle Company and the Flemington Meat Preserving Company. It originated in the third story, which is tenanted by Messrs. P. Kneisel and Co., hat manufacturers, and was discovered by the man on the look-out tower of the Insurance Companie's Brigade. The Insurance, Carlton Brewery, Albion, South Melbourne, South Melbourne Volunteers, East Melbourne and East Prahran brigades turned out with all their plant. When the brigades arrived on the scene the roof was well alight, and there seemed every possibility of another serious conflagration being added to the already too lengthy list There was a good pressure of water, however, and after a severe struggle the flames were subdued. The fire several times got through the floor into the second story, but on each occasion it was checked before it had time to gain any serious hold. Special efforts were made to save the numerous lofty buildings which surrounded the burning place, and here again success attended the efforts of the firemen, though there is no doubt one or two of the places had a very narrow escape.This was especially noticeable when a careful examination of the place was made by day- light A narrow right of-way ot 10ft. alone stood between it and a new series of buildings recently erected in Elizabeth-street, com prising the Mercantile and Excelsior chambers. The upper floor was completely burnt out. It was occupied by Messrs. P. Kneisel and Co., hat manufacturers and Messrs. Stevens and Cope, picture-frame maker.. The former have their stock insured in the Hamburg and Magdeburg Company for £300, and the latter are insured in the Straits Company for £200 In each instance the entire stock was destroyed. The second floor, which was occupied by Mr. W. Seyffaith, manufacturers' agent ; Mr. R. Clarke, softgoods broker ; Mr. L Gerschel, importer; and Mr, F. Kindeman, asphalt agent ; was slightly damaged by fire and the contents much affected by heat, smoke, and water. Mr. Seyffaith is insured in the Colonial Company of New Zealand for £500 ; Mr. R. Clarke in the Pheonix for £1,000, Mr. Gerschel in the Colonial of New Zealand tor £300 ; and Mr. Kindeman is uninsured.The contents of the ground floor were slightly damaged by water. They are insured in the National of Australasia for £2,000, and the building, which is stone and brick, three stories in height, is insured in the same office for £3,000.
