General notes:
GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNEGrading as at 1985 : BPeriod : Early Victorian (1866)Grantee : G Holmes 1858History- Ben Bowater, a grocer, owned the former Victoria Royal Park Hotel, from its construction about 1866, until at least 1875. After that, it was owned by Moore and Alexander and Thomas Smith (1895) who had been the licensee of the hotel since 1866.Description- A face brick and stucco, two-storey and parapetted former hotel. A shallow gable, with acroterion, provides a central pediment for the parapet and presumably urns once were placed on its flanking piers, and at the corners. Stucco cornice and string-moulds, architrave and corner pilasters and quoins provide the framework for the asymmetrical fenestration. Two pilasters frame the residential entrance on the west. Two segment arched windows to the lower level possess no architraves or quoining, appearing an unusual combination with the other heavily embellished openings.Integrity - The brickwork has been paintedStreetscape - Part of an important group which includes 213-25 and 209-11: all facing the boulevard and Flemington Road.Significance- Architecturally, a strong, simple design (despite the ground level asymmetry) fitting the early hotel vernacular: of regional importance. Historically, one of North Melbourne's early hotels and one of several along the Flemington Road: all of which have been demolished or renovated, with this exception: of local importance.Recommendations –Investigate removal of paint from brickwork with an approved method;repaint in original or typical colours.References:(RB= Rate book; D= Melbourne or Victoria Directory)1.
