Grading as at 1999 : Upgraded from E to CPeriod : Early Victorian (1872)The house at 73 Chapman Street first appears in the Sands & McDougall directories in 1872. The first occupant was recorded as Allan Scott who resided in the house for over a decade. The resident of the house changed several times before the turn of the century, with John H Davis occupying the house in 1885, H Cliff in 1887 and David Thompson in 1890.This house is a single-storey, detached, nineteenth century villa of polychromatic brick construction. The house has a hipped slate roof with a band of decorative slates and timber eaves brackets. A verandah (replaced after 1985) with a corrugated galvanised steel roof and iron fretwork extends across the façade. The façade is symmetrical with a centrally located panelled timber door flanked by timber-framed double-hung sash windows. The façade has a deep setback and is reached via a tessellated tiled path. An iron palisade fence has been erected.The house at 73 Chapman Street, North Melbourne, is of architectural and historic importance. The single-storey house is representative of the more affluent type of the housing constructed in North Melbourne during the nineteenth century Boom period, a significant phase of the development of the suburb. The architectural qualities of the house make a significant contribution to the surrounding streetscape.The heritage listing in 1999 upgraded the house from E to C. The refurbishment of the house, including the replacement of the verandah, has increased its aesthetic value. The house forms an important element in Chapman Street, which essentially retains its nineteenth century appearance.
