HISTORIC BUILDINGS PRESERVATION COUNCIL MELBOURNE CBD STUDY AREA 5 (source 82)1872- original owner William Hoffman, recommendation to HISTORIC BUILDINGS PRESERVATION COUNCIL Register419-435 ELIZABETH STREET HISTORICALThe M.R.B. of 1872 list "in course of erection" at no. (171-179) Elizabeth Street - owner William Hoffman, the set of terraces that is the subject of this recommendation.ARCHITECTURALPrior to this the rate books note "wood and brick shops" mostly owned by a Walter Lydenham. These shops both front and rear have a strong continuity over the length of their upper storey, painting being the obvious exception to that statement. As is the expected with city shops, the ground floor street treatment is random, demonstrating diverse patterns of use and occupancy.ANALYSISThe generally restrained detailing around the two-pane, double-hung windows continues in flavour through to the intact rendered chimney ledges. The removal of the original verandahs has served to make the ground floor the more obvious in its lack of coordination, however the reinstigation of period shop fronts and a uniform paint colour would make the buildings credentials for registration more obvious. In addition this set of terraces compares very favourably with other city terraces and its large overall length (9 out of the 10 shops still existing) is further justification for registration. The rear of these buildings are of equally uniform appeal and are English working class industrial cottages. They are intact including all the waterclosets, chimney pots, window sills and flagged paving to the rear laneway. The rear protrusions of the buildings are divided by party walls which appear on the ridge line. The building group does have a minor role to play in creating a precinctual environment for Elizabeth Street, because of its proximity to the Saxon Private Hotel. However, this is not considered as strong a statement of building scale as the Stramit Buildings and bluestone shops further to the north along Elizabeth Street.'RECOMMENDATIONThe recommendation of this report is that registration of these buildings is justified, given the intactness of the facades and interesting rear precinct/detailing together with the length of building facade in such a grouping..LEWIS, M- AUSTRALIAN ARCHITECTURE INDEXRecord 75124 Hoffman, William Melbourne VIC Shops McIntosh, John - 24 Nicholson St Fitzroy 1872 01 30 4694-MCC registration no 4694 [Burchett Index].
