RESEARCH ADDED BY GRAEME BUTLER 2024:__________________________________________________DATE: 1913;ASSOCIATIONS: McGinnes, Lena (Mrs.);Period: Edwardian________________________GRAEME BUTLER 1985 MELBOURNE CENTRAL ACTIVITIES DISTRICT CONSERVATION STUDYStatement of SignificanceHistoryApparently a refacing of earlier two-storey shops and residences, a general rise of 50% in the annual valuation during 1913 indicates the date of its renovation. Lena (Mrs.) McGinnes is first listed as the owner in 1912 and, hence, was the instigator of the upgrading. Henry Brown's trustees had owned it earlier.Harry Alexander's National Cafe (39), Timothy Moloney's hairdresser's shop (41) and the Globe Dye Works (43) were early tenants. William Lawrence had the dye works by 1930 (see Northcote, Westgarth Street, dye works), but similar tenancies existed elsewhere in the row. BOURKE HILL PRECINCT HERITAGE REVIEWcontributory to precinctHISTORYA row of 3 two storey shops. It is likely that sections of these buildings date back to pre 1865. A diminutive row of three two storey shops in this location is illustrated on the 1862 Nettleton photograph and building's distinctive rear roof form is also shown on early photos. The facades date from c.1910. Hairdressers and tobacconists have operated from one of these shops from the 1860s until the 1970's. Tenancies did not change during the early part of the twentieth century indicating that the buildings were renovated at this time rather than constructed.FEATURESThe two storey facades with upper floors well preserved. Their diminutive scale indicates the building's date of construction as mid nineteenth century and not, as the facades suggest, c.1910. At the rear the early date of the building's construction is evident in some of the rear wings. The post modern style rear wing by Katsalidis is of interest.
