Grading as at 1985 : CPeriod : Mid Victorian (1883)Grantee : B Isaacs 1872___________________________GRAEME BUTLER 1983, CONSERVATION STUDY FOR THE CITY OF MELBOURNE OF NORTH AND WEST MELBOURNE.History- Thomas Ricketts, a fruiterer, was the first owner-occupier of this building in 1883: it bears Ricketts' name on the parapet arch. Ratebooks described it as a brick shop and rooms, in 1885-6, when Matthew Newman, a cabman leased it from one Healey. The description does not vary as late as 1896.M.M.B.W. Detail Plan 757 (1896) shows this building with a shopfront, with entrance placed to one side, and a street verandah.Description- A two storey dichrome brick parapetted house with a two-level cast-iron decorated verandah. The parapet is stuccoed and possesses a raised, arched entablature with orbs and scrolls. No indication is given of the former shop front. Notable features include fence, verandah decoration, verandah roof and structure. MMBW plans show shopfront and street verandah 1896, since shopfront removed and matching openings built, upper level verandah post (cut short) only indication of previous use.Integrity - Evidently a shop front has been replaced with a matching brick wall to that at the upper level and the street verandah removed; the brickshave been sandblasted.Streetscape - Centrally sited and contributive to the Courtney Street residential precinct.Significance- Architecturally, an enigma, but currently representing a common row house form, of near 'original' condition (second form), and contributive to a residential streetscape: of local importance. Historically, one of a small group of shops located in a residential street, off a main thoroughfare: of local interest.Recommendations - repaint trim and stucco in original or typical colours;remove paint from brickwork by approved method..References:(RB= Rate book; D= Melbourne or Victoria Directory)1.
